Pineapple Financial tokenizes $1 billion in mortgage loans on the Impressive Network

Pineapple Financial, a Toronto-based mortgage company traded on the New York Stock Exchange American Exchange, has successfully tokenized more than $1 billion worth of residential mortgage data to the Injective blockchain. This progress marks an important milestone in the integration of traditional finance and blockchain infrastructure.


The tokenization initiative began in December 2025 and processed the first batch of 1,259 mortgage loan records. Nine months later, in September 2026, the plan had expanded to cover 2,079 records, and the cumulative tracking value climbed to approximately US$1.1 billion-an increase of nearly 48% compared with the initial stage of the project.

Impressive is a Layer-1 blockchain specifically designed for financial use cases. Pineapple chose the network as the technical backbone of its mortgage data tokenization initiative.

Each record on the chain contains more than 500 different data points. This comprehensive data set includes borrower qualifications, loan specifications, funding schedules and risk assessment indicators, all integrated into a verifiable blockchain record.

The company emphasized that the move did not create new financial instruments. Instead, blockchain records serve as a layer of transparency on top of the underlying mortgage, which itself maintains its traditional legal framework. The distributed ledger component is designed to simplify the verification process and enhance risk assessment capabilities.

These tokenized mortgage records use the code PAPL0, and according to Token Terminal indicators, their market value is currently close to US$1.1 billion.


Large-scale migration is still underway

After completing 2,079 records, the organization has only completed approximately 7% of its comprehensive migration roadmap faced with an overall goal of more than 29,000. The entire portfolio contains more than $10 billion in originating mortgages.

In addition to its mortgage tokenization program, Pineapple also holds a separate US$100 million position in Injective tokens, and cryptocurrency exchange Kraken is a key verifier of its pledged assets. This treasury money is independent of the Mortgage Data Initiative.

The company has disclosed plans for two complementary products related to the plan. The first involves a licensed "Mortgage Data Marketplace" designed to provide institutional participants with anonymous and fine-grained access to loan analysis. A second product, called Pineapple Prime, will allow investors to participate in mortgage-backed returns through native blockchain channels.


Real estate tokenization is gaining momentum

Pineapple Financial is not the only organization exploring blockchain applications for real estate documents. In June, Apex Group partnered with Goldman Sachs, Archax and LRC Group to build a tokenized real estate fund on top of Goldman Sachs 'digital asset platform.

Similarly, the Dubai Land Authority launched the second phase of its real estate tokenization experiment in February this year, using XRP Ledger, which previously successfully tokenized properties worth approximately US$5 million in the first phase.

Despite these developments, tokenized real estate assets still account for a small share of the entire real-world asset (RWA) ecosystem. The current dispersed value of this category is approximately US$226.5 million, while the total value of all tokenized real-world assets monitored by RWA.xyz is US$38.8 billion.

Still, Pineapple's initiative remains one of the most ambitious individual projects in the field, with its $10 billion migration goal significantly exceeding most similar projects currently underway.
